AIA Document A481™–2025 outlines the contractual relationship, responsibilities, and obligations between the Construction Manager and Modular Subcontractor on projects where the Owner utilizes the volumetric modular construction delivery method and where the Construction Manager provides a guaranteed maximum price for labor and materials. It includes coordinated pre-design and preconstruction services between the project participants for the designs of the Modules and of the Project, construction phase services, compensation methods, and specifies the use of insurance and bond requirements.
